The process involved in buying an apartment in Bangalore is one big mess. I will try to outline the steps and keep it as general as possible but it may not be all the steps as governments, builders, and bankers are great at creating more challenging scenarios for buyers so they don't get anything easy.
So, it all starts with:
You are a software engineer now, it's time to buy an apartment(of course you cannot afford a plot or individual house), or else no one will marry you(or you may be fortunate to find a girl and family who accept you).
Decide the area where you want to purchase the apartment
Although a lot prefer to stay near tech parks, I don't recommend that area as it's super costly and most of them are built where lakes existed. So knowing about Bangalore flooding during rains it's foolish to buy there.
It doesn't mean the Mysore road area survives rain. But still, it's a much better place to stay.
Viewing homes online
The next step is trying to filter certain communities by price range and amenities and nearby requirements like schools, malls, and so on.
On-site visits
The next step is to do an on-site visit and finalize a unit or plan in the community.
Finalizing with family
This is a big deal. No matter whether your parents, in-laws or parents' siblings stay with you or not, it's a must to show them and get their approval no matter if you like it or not.
Vaastu
Parents will now consult all Vaastu specialists and fingers crossed they won't tell otherwise about your selection.
Checking with the bank on the loan amount
You should know how much loan you would be getting based on your salary and debts.
Keep talking to the community contact to hold your property
Between all these, it's not guaranteed the unit you saw would be taken by someone else. if so the vicious cycle continues.
Talk with the builder
Now that every external factor is figured out, it's time to talk to the builder and negotiate the final price.
Post-dated cheque for getting the document
If the amount is agreed upon between you and the builder, you can give a post-dated cheque for getting the document for verification.
Verify document with lawyers
Verify it with a lawyer and he may ask for extra documents so you need to coordinate between him and the builder.
Again nothing is guaranteed till this stage.
Payment to builder
Once you are ok with the documents, you can ask the builder to deposit the cheque, and then you will be confirmed with the unit.
Also, builders may ask for a bribe amount too.
Here a sale agreement will be made between you and the builder. It states the amount agreed upon and the payment made and the terms for the remaining payment.
Applying for a loan
Apply for a loan with all the documents.
Mediating with banks and builders on loan documents
Mediate between banks and builders to get all documents to get the loan approved.
Once approved you will get a date when you can collect the cheque.
Get the sale agreement draft and verify it
Get the sale agreement draft and verify it and give go-ahead to the builder.
Fixing the date for reg
Usually, the builder will provide dates and you can select one.
Get the loan cheque from the bank
Collect the cheque from the bank
Bribe in the registration office
Before the document is executed you need to give bribes to agents with whom you would have agreed to a certain amount.
Handover cheque
You need to hand over the cheque to the builder
Get the document
Get the original sale agreement
Apply for an Encumbrance certificate
Apply for the EC immediately.
Submit originals to the bank
Get a copy of the sale agreement document and submit originals to the bank
Get your name and address updated in the BESCOM bill
This is the most important thing as this is required for address proof. Pay bribes to get it done.
Apply for a change of address in Aadhar
Get it updated in the nearby center.
Apply to get the name updated in the BBMP office to pay property tax
Again pay bribes and get it done and pay taxes.
Apply for the Khata certificate
Again this is not easy as bribes need to be given and hope you get it soon.
Never-ending issues
Politics of apartment association.
You may face any land dispute issues, deviation issues, sewage issues, and more.
You thought that you will buy a home peacefully. But congrats you got into a shit hole.
